Hoboken GC LLC builds out commercial space as well as homes. We take a space from raw shell or old tenant layout to a finished room that passes inspection and opens on schedule, with one crew handling framing, plumbing, electric, HVAC and finishes.
Commercial work by business type
Detailed pages: restaurant build-outs, daycare and school build-outs, and change of use and Certificate of Occupancy help for businesses moving into a space used for something else.
Offices and professional suites
Partitions, doors, ceilings, lighting, power and data rough-in, and finishes for small offices and professional suites. We can phase the work so part of an office keeps running.
Retail stores
Storefront interiors, display walls, fitting rooms, lighting and restrooms, built to be ready for your fixtures and opening date.
Restaurants and food service
The general construction around a kitchen and dining room: plumbing rough-in, restrooms, walls, floors and finishes, coordinated with your equipment supplier and the approved plans. See restaurant build-outs.
Schools, child care and play spaces
Classrooms, washrooms, durable flooring and egress work built to the approved plans for the right use group. Spaces for children often involve extra approvals; we build to what the plans and inspectors require. Our Jersey City kids' play space fit-out, below, is a recent example. See daycare and school build-outs.
Landlords and tenant improvements
Turning a vacant unit around for a new tenant, from a paint-and-floor refresh to a full demo and rebuild, including ground-floor spaces in mixed-use buildings with apartments upstairs.
A real job: a Jersey City kids' play space
This year our crew fit out a kids' indoor play space with classrooms on the ground floor of an occupied apartment building in Jersey City. When we started, it was a bare shell with block walls, an exposed concrete ceiling and the building's piping overhead.
We relocated two toilets in a concrete building with tenants upstairs, framed new pipe chases so plumbing stays hidden, framed the classroom and restroom partitions, and handled the electrical work and new lighting.

Finishes were chosen to hold up to kids: wood-look plank flooring through the rooms and halls, light painted walls with dark trim, and three staircases with their railings repainted black. A steel egress stair went in as part of the job.

Permits and approvals
Commercial work usually starts with zoning. In Jersey City, a tenant fit-out goes through zoning review first and is filed through the city's online permitting portal, and other Hudson County towns have their own sequence. A change of use or a major renovation generally means a new Certificate of Occupancy after final inspections (see change of use and CO help). We build to the approved plans, file and track the construction permits, and meet the inspectors. For the basics, see Do I Need a Permit for My Renovation in New Jersey?
Working in occupied and mixed-use buildings
Many Hudson County storefronts sit under apartments. We keep sensible work hours, control dust, keep halls and stairs clear, and talk with building management before any shut-off or noisy work.
Frequently asked questions
What types of commercial projects do you take on?
Office build-outs, retail fit-outs, restaurant construction, classrooms and play spaces, and tenant improvements for landlords, across Hudson County and in Hackensack.
Do you handle the permits for a commercial fit-out?
Yes. We file and track the construction permits, build to the approved plans and meet the inspectors. In Jersey City, a tenant fit-out goes through zoning review first, and other towns have their own sequence.
Can you work in a building with apartments or other tenants?
Yes, that is common in Hudson County. We keep sensible work hours, control dust, keep halls and stairs clear, and coordinate shut-offs and noisy work with building management.
Do you do the plumbing, electrical and HVAC work yourselves?
One crew handles framing, plumbing, electric, HVAC and finishes, so you have one point of contact and one schedule.
How much does a commercial build-out cost and how long does it take?
Every space is different, so we do not guess. We walk the space and review the plans, then give you a free itemized written estimate and schedule.
