Daycare & School Build-Out Contractor in New Jersey

Classrooms, child-care rooms, washrooms and play spaces in Jersey City and across Hudson County, built to the approved plans.

Spaces for children carry more rules than most commercial jobs. The use group, the number of occupants, exits, fire alarms, restrooms sized for kids and finishes that stand up to daily cleaning all come into play, and child care centers also need state licensing on top of the construction approvals. Hoboken GC LLC builds these spaces with one crew handling framing, plumbing, electric, HVAC and finishes.

Our work: daycare, school and play space jobs in Jersey City

We have built out a daycare center in Jersey City, and this year our crew fit out a kids' indoor play space with classrooms on the ground floor of an occupied apartment building in Jersey City. That job started as a bare shell. We relocated two toilets in a concrete building with tenants upstairs, framed pipe chases and the classroom and restroom partitions, handled the electrical work and lighting, put down wood-look plank flooring, and repainted three staircases. A steel egress stair went in as part of the job.

What a daycare or school build-out usually involves

  • Use group and occupancy: the plans set the use group (for example educational, or the group that applies to child care) and the occupant load, which drive exits, alarms and fixture counts.
  • Egress: exit doors, corridors and stairs laid out as the approved plans require, with exit signs and emergency lighting.
  • Fire protection: fire alarm and sprinkler work where the plans call for it, inspected by the fire subcode official.
  • Restrooms and plumbing: the number of toilets and sinks set by the plumbing code for the occupant load, often with child-height fixtures, plus diaper-changing and hand-washing stations where needed.
  • Accessibility: an accessible entrance, route and restroom as the plans require.
  • Durable finishes: floors, walls and doors that stand up to kids and frequent cleaning.

Permits, inspections and licensing

Start with zoning: confirm a school or child care use is allowed at the address. A space that was used for something else usually needs a change of use and a new Certificate of Occupancy. Construction permits follow, from sealed plans by the licensed design professionals the project requires, then rough and final inspections for building, fire, plumbing, electric and mechanical work. Child care centers in New Jersey are also licensed by the state, which has its own facility requirements, so check those early with your design professional. Scheduling around tenants and opening dates

Many of these spaces sit under apartments or next to other businesses. We plan noisy work and shut-offs with building management, keep shared halls and stairs clear, and line up inspections in order so nothing gets closed up before it is approved.

Frequently asked questions

Have you built daycare and school spaces before?

Yes. We have built out a daycare center in Jersey City and a kids' play space with classrooms in Jersey City, which started as a bare commercial shell.

Do you handle child care licensing?

No. State child care licensing is in the operator's name. We build to the approved plans and what the construction and fire inspectors require, and we help make sure the space is ready for the licensing visit.

Do you design the space?

No. The plans come from the licensed design professionals the project requires. We build to them, help assemble permit paperwork and meet the inspectors.

Do I need a new Certificate of Occupancy?

Usually, if the space was used for something else before or the work needs permits. See our change of use and CO page.

How much does a daycare build-out cost?

Every space is different, so we do not guess. We walk the space and review the plans, then give you a free itemized written estimate.
